These Terms of Use ("Terms") govern your access to and use of the ieIMPACT UAD 3.6 Field Inspection Sheet, including the Walk-Through Edition, Report-Section Edition, fillable PDF versions, and the web-based inspection form at ieimpact.com/inspect (collectively, the "Inspection Sheet"), provided by ieIMPACT Technologies Inc. ("ieIMPACT," "we," "our").
By downloading, accessing, or using the Inspection Sheet, you ("you," "user") agree to be bound by these Terms.
ieIMPACT grants you a limited, non-exclusive, non-transferable, revocable license to use the Inspection Sheet for your personal, professional use as a licensed real estate appraiser or appraisal trainee. This license permits you to:

The Inspection Sheet, including its layout, design, field arrangement, instructional text, visual elements, CSS styling, and source code, is the copyrighted work of ieIMPACT Technologies Inc. The underlying UAD 3.6 field definitions and compliance requirements are published by Fannie Mae and Freddie Mac and are not claimed as ieIMPACT's intellectual property.
ieIMPACT's specific compilation, arrangement, design, walkthrough ordering, instructional content, "ieIMPACT Handles This" designation system, circle-to-select visual design, pre-departure checklist, and web form implementation are original works protected under U.S. copyright law.
"ieIMPACT" is a trademark of ieIMPACT Technologies Inc.
The Inspection Sheet is currently designated as a beta version intended for training, familiarization, and practice purposes. It is NOT intended to serve as your sole inspection tool for live appraisal assignments. You should use it alongside your established inspection process until such time as ieIMPACT designates it as a final production version.
THE INSPECTION SHEET IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR COMPLETENESS.
ieIMPACT does not warrant that:
UAD 3.6 requirements are defined and periodically updated by Fannie Mae and Freddie Mac. It is your responsibility as a licensed appraiser to verify current requirements with the GSEs and to exercise professional judgment in all appraisal assignments.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, ieIMPACT SHALL NOT BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM OR RELATED TO YOUR USE OF THE INSPECTION SHEET, INCLUDING BUT NOT LIMITED TO:
The web-based inspection form at ieimpact.com/inspect stores data locally on your device using browser localStorage. ieIMPACT does not collect, transmit, or store your inspection data unless you explicitly choose to export and send it to us via email or the "Send to ieIMPACT" function. Your inspection data remains on your device until you clear it or clear your browser data.
When you choose to send data to ieIMPACT, it is handled in accordance with our Privacy Policy.
If you provide feedback, suggestions, or improvement ideas regarding the Inspection Sheet, you grant ieIMPACT a perpetual, irrevocable, royalty-free license to use, modify, and incorporate such feedback into the Inspection Sheet or any other ieIMPACT product without obligation to you.
ieIMPACT may revoke this license at any time, for any reason, by removing the Inspection Sheet from public access or by providing notice. Upon termination, you must cease use of and destroy all copies of the Inspection Sheet in your possession.
ieIMPACT reserves the right to modify the Inspection Sheet and these Terms at any time without prior notice. Continued use after modifications constitutes acceptance of the updated Terms.
These Terms are governed by the laws of the State of California, without regard to conflict of law principles. Any disputes shall be resolved in the courts located in Santa Clara County, California.
